Twenty|20 Northpoint is a twenty-story, 400,000 SF tower that includes 355 residential units and 8,600 SF of retail on the ground floor.
Amenity spaces on the fourth floor include a club/media room, library, cafe, fitness center, yoga terrace, indoor half basketball court, and an outdoor courtyard lounge. The facility also includes three levels of above-grade parking, which is surrounded by loft units. Acentech was hired to help the design team address these challenging adjacencies, as well as to ensure that the apartments are properly isolated from the nearby highway and neighboring apartment buildings.
Acentech’s acoustics consulting began with on-site monitoring to assess the noise levels that currently exist due to vehicular traffic, mechanical equipment from surrounding buildings, and from aircraft approaching and leaving nearby Logan Airport. This data was used to assess the sound isolation performance of the building facade, and to recommend specific acoustical performance criteria for the large exterior windows.
Acentech defined appropriate acoustics criteria and specific recommendations, including sound and impact isolation within the building between residences, retail, parking, and amenity spaces; sound isolation from environmental noise; building mechanical system noise to residences and other occupied areas; and building mechanical system noise to surrounding properties in order to comply with city and state noise regulations. The fitness center and basketball court, for example, each have a specially designed floating floor to provide sufficient noise and vibration isolation to the adjacent units.
Northpoint is Cambridge’s newest neighborhood, easily accessible via both the highway and the MBTA’s Green Line to Boston, Charlestown, and Somerville, Acentech is proud to contribute to this growth.
